House shares have a reputation. Ours are the reason it isn't deserved.
An HMO — a house in multiple occupation — is simply a property where unrelated people rent rooms and share the kitchen and living space. Done badly, it's five strangers, a broken boiler and a landlord who never answers the phone.
Done properly, it's the most sensible way to live somewhere for six months on your own. You get a private room with a lock on the door, one all-inclusive payment, cleaners who come round every fortnight, and nobody's name on a utility bill.
We reference every applicant, we let to working professionals only, and we don't mix professional and student houses. The result is quiet, settled homes where people tend to stay longer than they planned to — which is exactly what we're aiming for.

Communal areas cleaned for you
Our own cleaning team does the kitchen, bathrooms, hallways and lounge on a fortnightly rota. The single biggest cause of house-share friction, removed.

Working professionals only
Every applicant is referenced and employment-checked. We don't run student houses and we don't mix the two, which keeps the houses quiet on a Tuesday night.

Licensed and compliant
Where a council licence is required we hold one, and we meet the fire safety, room size and amenity standards that come with it. Certificates available on request.

Rolling monthly terms
One month minimum, one month's notice. No twelve month lock-in, no early exit penalty if the contract ends sooner than expected.

Maintenance that happens
Report it and it gets fixed, usually within 24 hours. We keep our own maintenance contacts rather than waiting on a letting agent's supplier list.
In your monthly rent

Good to know
How is this different from renting a flat?
You rent a room rather than a whole property, and you share the kitchen and living space with other professionals. In exchange it costs considerably less, every bill is included, and you can leave on a month's notice instead of being tied into a year.
Who else will be living there?
Working professionals — typically people on contracts, relocating for work, or saving for a deposit. Everyone is referenced and employment-checked before they move in.
Are the houses licensed?
Every property we operate that requires an HMO licence holds one with the relevant Greater Manchester council, and meets the fire safety, room size and amenity standards attached to it. We'll show you the paperwork if you'd like to see it.
How much notice do I need to give?
One month, in writing, at any point after the first month. No exit fees and no penalty for leaving early once you're on a rolling term.
Can I view before committing?
Always. We'd rather you saw the whole house and met whoever's in, because a house share only works when it's the right fit both ways.
