Two ways to hand it over
Both come with the same operation behind them. The difference is who carries the risk and who takes the better months.
Option one
We become your tenant on a guaranteed monthly figure and take the whole operation on. You get the same amount whether the property is full, empty or between guests.
Option two
You keep the income and we run the property for a 12-15% management fee: pricing, listings, guests, changeovers and repairs. You see the numbers and take the good months.

Looking for a clean team instead?
The same teams that turn our own properties round are available on their own: changeovers, end of tenancy, deep cleans and commercial contracts. Most of our cleaning clients are landlords, agents and hosts who have never let a property to us.
Employed and insured, never subcontracted, so the same faces come back to the same properties and the standard doesn't wobble.
Before you ask
Two routes. Either we take your property on a guaranteed rent agreement and pay you a guaranteed monthly figure whether it is occupied or not, with no fees at all, or we manage it for you on a 12-15% management fee and you take the upside. Both include cleaning, maintenance and guest management, and we can furnish the property first if it needs it.
Typically three to five years on guaranteed rent, which is what lets us commit to a guaranteed monthly payment. Management agreements are more flexible and can be reviewed annually.
On guaranteed rent we cover day-to-day wear, cleaning and repairs up to £250 a month, carried out by our own maintenance team rather than billed on from a contractor. Structural work, appliance replacement and anything covered by your building insurance stay with you as the owner. It is all set out clearly in the agreement.
Yes. Our own staging team specs, sources and fits out the whole property, then styles and photographs it ready to list. Because we furnish our own portfolio constantly we buy through trade accounts, and those prices are passed on to you, so most owners furnish with us for less than the same list costs retail.
The same or better. We inventory everything at the start, inspect regularly, and hand back professionally cleaned with a full condition report.
