A spec for this property
We walk the place and write a room-by-room spec against the guests it will attract, the nightly rate we are aiming at and what the competition nearby already offers.
Staging & furnishing
An empty property earns nothing, and a badly furnished one earns less than it should. Our own staging team specs, sources and fits out the whole place, at the prices we pay rather than the prices you would.
Staging is the difference between a property that photographs well and books solidly, and one that sits at the bottom of the search results. Guests decide in about four seconds from a thumbnail, and that thumbnail is made months earlier by whoever chose the sofa.
We have spent years furnishing our own portfolio, so we buy the same beds, mattresses, sofas and kitchenware over and over. That volume has earned us trade accounts and long-standing relationships with suppliers, and those prices come to you rather than staying with us. Most owners furnish a property with us for noticeably less than the same list would cost them retail, and get a better result for it.
Nothing is off a template. We look at the property, the area and the guests it will actually attract, then spec it to suit: a city-centre apartment aimed at contractors wants a proper desk and blackout blinds, a family house near the coast wants a big table and somewhere to put wet coats. Same team, different answer each time.
What staging covers
One team from the first walk-round to the photographs that go on the listing.
We walk the place and write a room-by-room spec against the guests it will attract, the nightly rate we are aiming at and what the competition nearby already offers.
Beds, sofas, appliances, kitchenware and linen through our own supplier accounts. You get our pricing, not retail, and we tell you what each thing costs.
Delivery, assembly, hanging, fitting and the rubbish taken away. The same people who furnish our own properties, so nothing is left half done.
Dressed for the camera and shot properly, because the photographs are what actually sell the nights.
Chosen so a changeover takes an hour rather than three: wipeable surfaces, spare linen sets, and nothing that needs babying between guests.
We keep a list of what went in and when, so when a mattress or a sofa reaches the end we know, and it gets swapped before a guest complains.
