Booking a stay

How do I book?

Send us an enquiry with your dates, the area you need and how many people are staying. We come back with what is available and a price, usually the same day. Once you are happy we confirm in writing and take a deposit to hold the dates.

What is the minimum stay?

It varies by property. Most city centre apartments start at two or three nights, houses tend to start at five to seven, and HMO rooms are a minimum of one month. The minimum for each stay is listed on its card.

What is included in the price?

All bills, Wi-Fi, council tax, a fully equipped kitchen, fresh linen and towels, and a starter pack of essentials. Longer stays include a scheduled clean and linen change. There are no hidden resort or service fees.

Do you take last-minute bookings?

Often, yes. Availability moves quickly but we hold gaps in the calendar for short-notice contractor and insurance placements. It is always worth asking, even for tonight.

Can I extend my stay?

Usually. Tell us as early as you can and we will either extend you in place or move you to another property nearby. Extensions of a month or more are priced at our long-stay rate.

What is your cancellation policy?

Cancellations made more than 14 days before check-in are refunded in full less the deposit. Inside 14 days we will always try to re-let the dates and refund what we recover. Full terms are confirmed in writing when you book.

During your stay

How does check-in work?

Self check-in with a key safe or smart lock, so you can arrive late without arranging anything. We send door codes, parking notes and Wi-Fi details the day before you arrive.

Is parking included?

At most of our houses and suburban apartments, yes — either a driveway or allocated bay. City centre stays vary; we tell you exactly what the parking situation is before you book rather than after.

Do you allow pets?

At selected properties, on request, and usually with a small additional cleaning charge. Ask when you enquire and we will point you at the stays that can take them.

What if something breaks?

Message us and we will get it sorted. We keep our own maintenance and cleaning teams, so most issues are handled within 24 hours rather than waiting on a third-party contractor.

How often is the property cleaned?

Stays under a week are cleaned before arrival and after departure. Longer stays include a scheduled clean and linen change — weekly or fortnightly depending on the booking.

HMO rooms

What is the difference between an HMO room and a serviced apartment?

A serviced apartment is a whole self-contained property just for you. An HMO room is a private room — often en-suite — in a shared professional house, with a shared kitchen and living space. HMO rooms cost significantly less per month and suit people staying long term on their own.

Who lives in your house shares?

Working professionals and long-term contractors. We reference every applicant and we do not mix student and professional lets, which keeps the houses quiet and settled.

Are your HMOs licensed?

Every house we operate that requires a licence holds one with the relevant Greater Manchester council, and we meet the fire safety, room size and amenity standards that come with it.

What are the terms on a room?

Rolling monthly agreements with a one month minimum and a one month notice period. Rent is all-inclusive — bills, Wi-Fi, council tax and communal cleaning are in the weekly or monthly figure.

Cleaning services

Can I book cleaning without staying with you?

Yes. Our cleaning arm is a standalone service — most of our cleaning clients are landlords, letting agents and Airbnb hosts who have never booked a stay with us.

Do you bring your own equipment and products?

Yes, everything is included as standard. If you would prefer we use specific products in your property, tell us and we will.

Do you do same-day changeovers?

That is most of our cleaning work. We handle same-day Airbnb turnarounds with linen, restock and photo confirmation sent to you once the property is guest-ready.

Are you insured?

Yes — public liability insurance covers all our cleaning and maintenance work, and we can send the certificate over if you need it for your records.

How much does a clean cost?

It depends on the size of the property and the type of clean. Changeovers are priced per visit, deep and end-of-tenancy cleans are quoted after we know the bed and bathroom count. Send us the details and you will get a fixed price, not an hourly estimate that drifts.

For landlords & owners

What do you offer landlords?

Two routes. Either we take your property on a guaranteed rent agreement and pay you a fixed monthly figure whether it is occupied or not, or we manage it for you on a percentage and you take the upside. Both include cleaning, maintenance coordination and guest management.

How long are your agreements?

Typically three to five years on guaranteed rent, which is what lets us commit to a fixed monthly payment. Management agreements are more flexible and can be reviewed annually.

Who covers maintenance?

We cover day-to-day wear, cleaning and minor repairs. Structural work, appliance replacement and anything covered by your building insurance stay with you as the owner. It is all set out clearly in the agreement.

What condition does my property come back in?

The same or better. We inventory everything at the start, inspect regularly, and hand back professionally cleaned with a full condition report.
